Distance stops being a reason to say no.

You should not have to pass on an asset because it is three states away.

All 50 states, commissioned through our vetted national field network.

You get evidence, not reassurance.

A dated, photographed record of condition — not somebody's word that the property looked fine.

Geotagged, date-stamped photographs across 100+ points, exterior and common areas.

Short notice is the normal case.

Diligence periods, insurance renewals and board deadlines do not wait.

Typical turnaround three to five business days from instruction.

Included on everything we manage.

Not an add-on, not a separate invoice.

Every managed asset, scheduled or on request.

Available even if we do not manage the property.

For a purchase under contract, a trust that needs condition verified, or a portfolio you have not walked in two years.

Commissioned as a standalone engagement.

For a fiduciary who must verify condition and cannot travel, this is the difference between a duty discharged and a duty assumed.

What this is, and what it is not. This is a documented visual inspection of the exterior and common areas. It does not include tenant interiors, and it is not a Property Condition Assessment, an appraisal, or an engineering report. Where a lender or carrier requires a credentialed assessment, we will tell you so and coordinate one.
